I would go by and do an inspection. Then I would tell the tenant that she is paying way under market (show her comps) you raised her rent by $30 because your costs have gone up. And that since she is causing so much additional excessive maintenance costs to you you will have to raise her another $150 (or whatever) next month to market rate.
Then suggest that maybe she will be happier living elsewhere and if she wants to move you will not stop her.
Then get someone in at market price.

That's retaliation by the landlord and is illegal and costly to do!

As the other poster noted, that's retaliation to in any way suggest to her that you have to raise her rent because of her excessive maintenance costs.
Instead, you may want to NOT show her the comps (she doesn't want to see them anyway because it means you raised her rent) or enter into a conversation with her where you have to defend yourself about raising the rent, because she doesn't care--you raised her rent, how dare you!? You get the idea.
You may, however, want to mention in passing that you have been advised by your tax attorney or accountant to begin a series of rent increases over a period of time to bring the property more in line with similar properties around it--so she can see the writing on the wall and maybe leave?

Do not discuss or give any reason for the rent increase to the tenant. You will just prolong the anger and increase the resentment. The tenant will check around to see what comparable rental rates are if they are that upset. Quit adding fuel to the fire!
