i sent a lease to him and he sent it to a lawyer who has been dragging it out i finally told the lawyer to signing it or he has to get out i have been trying to get the lease signed for 3 months now

I wouldn't bother with a lease after they dragged it out. You are being too nice and they are taking advantage of you. Send them a message that you are serious by sending the pay or quit notice and filing the eviction papers. That will get their attention because that are thinking you are a pushover and can manipulate you for however long they want.
