I would never give a tenant the reason for a rent increase. To me it is obvious. My expenses go up so a rent increase is valid. All of my tenants are aware that they can't get a better deal within 35 miles of this location. They all want to stay. This tenant in particular wants to to stay. I really don't understand her thinking. To be honest, in my mind she is dust.
