Next door tenants damaged my property

There is a 3-story, 8 unit apartment building next to my duplex. The tenants' children have damaged my aluminum siding by throwing basketballs and soccer balls off of it. Since I work I have never been able to catch or have had neighbors been able to catch them before they run inside. My question then becomes who is responsible for the damages? Can I sue the apartment building's owner since I cannot find the children involved?

That's the first place to start, call the owner and explain what his tenants children have done to your property. Find out how much to repair/replace the siding and send the building owner a bill for the damages, due within 30 days. This will give him some time to get the money from his tenants or his insurance company. Make a police report also, take pictures, etc...see if your insurance company will follow up with payment from the building owner. File a claim against his insurance...

If you have eye witnesses, no need to catch the kids if they can be identified.
Go to the police and file a report IF you know your witnesses are willing to identify the hooligans.

Can you get a motion camera, and catch them on camera? Set one going up both ways, to catch the squirrel that is getting in your gutter. Or ask the neighbors to get a picture of them doing this. Then go after the parents. file a police report, copy the pictures, and go file in court. Your best bet may be to get the neighbor's that are reporting this to agree to be eyewitnesses. They are probably tired of the behaivor too.
The parents of the children are the ones responsible. Good luck.

I thought we had dealt with this a while back.
Read Underwood v. Wind, the Superior Court of Pennsylvania and you will find that only the T was held responsible, the LL was relieved.
