Always get intentions to vacate in writing with a definite date. If your tenant remains beyond that date you can twist their arm to move by explaining that you will post a notice to vacate followed by an eviction that will become a permanent part of their credit record. What do you tell the new applicant? Explain your situation. Tell your applicant to keep looking and you will advise him if your place becomes available again.
