The landlord is responsible for the actions of this tenants and guest. The landlord has an obligation under law to not damage or permit damage to his neighbors property. The landlord should get this corrected right away and offer to pay for damage to home.

It's call a "tort" and every State has such a law. the neighbor would not have any damage if not for the building owners tenants, both the building owner and the tenants are liable, and since the landlord has control over the tenants and deeper pockets, the neighbor should go after the building owner. Ask your attorney to explain to you why the building owner is liable and should pay. Example, you loan your car to a friend who gets in wreak and damages someone else's car. You as the owner is liable because you loan the car to friend. Example, the bartender serve alcohol to someone at the bar who is drunk and leaves and kills someone in an accident leaving the bar, the bartender, and the bar owner are liable. A landlord can not avoid the damages his tenants cause his neighbors. A good landlord would step up and take responsibility and apologize to the neighbor for his tenants actions and pay for the damage. Some landlords try to skirt their responsibility for their tenants actions.

uh, no, the property owner is only responsible for providing code compliant housing to his tenants and following the terms of the lease the property owner is not responsible for the actions of the tenants towards third parties

This is bad advice, you are wrong! The landlord can be held responsible for their tenants actions! Before posting, you should be sure the advice you give is correct!

"The landlord can be held responsible for their tenants actions!" By that statement a LL can be responsible for paying the parking fines and speeding tickets of the T.

no, the owner cannot be held responsible for the independent actions of a tenant towards an unrelated third party: this is something for the tenant and the third party to resolve on their own in the interests of being a good neighbor, and to avoid conflict with those neighbors, the owner might try to intervene, but he has no legal obligation to do so tenant robs bank? not owner's responsibility tenant damages the property of a third party? not owner's responsibility tenant gets someone pregnant? not owner's responsibility
