Remember, if your tenant fails to sign and return the lease it will constitute a notice to vacate. If they remain, do not accept any further rent payments and file for an eviction and list "hold over" for the reason. You can pick up the forms at the court house and ask for advice. Be sure you keep a copy of everything you send them. Some landlords do not sign the lease with the tenants. Not sure what your state requires. Use the LPA lease from this site. It will be state specific for you. If you do not want the tenants, include a good rent increase on the lease of about 5%. Have every adult 18 and over sign the lease with the name as it appears on their driver's license. Do not worry about something voiding your lease. Your tenants would then become month to month which would allow you to terminate them whenever you felt like it. Stay in control. It is your property. You get to decide who lives there and under what conditions.
