The standard cost for breaking a lease is two month's rent and a hair cut to the deposit. A landlord will accept this because he can not get more in court. It will be pure luck to get out with less. Explain to your sister that room mates seldom live out a lease. And, to never take a boyfriend in. It will always cost money and a lot of trouble.
