oh yes, about the carpet, the "condition" of the carpet (if properly cleaned) has nothing to do with allergies

some people just cannot have carpet at all (new or old) due to allergies

send her a pamphlet from a carpet cleaning company and tell her if she wants it cleaned, she has to arrange and pay for it herself

in the alternative, you could rip up the old carpet and put in hardwood floors (much easier to maintain), but crank her rent up to full market value
