If the parents are the signers of the lease and the roommates are occupants, how do you get the occupants to be liable for damages?

Wouldn't that come out of the parents' SD deposit, and any damage costs over the SD --if the parents didn't pay--then the LL would have to take the parents to court, right?

The LL can take whomever they want to court. The occupants are listed on the lease too. The parents probably have the deeper pockets. This is why I NEVER allow someone who is not living in the house to be the lease signatory, it just muddies the waters way too much. And if the signatory lives out of state, you've got a hell of a job to get them served.

I just know the way things work in my county, and I'm talking from my experiences in small claims court with similar situations.

If in doubt, call your local small claims court advisor, if your county has one, mine does and she's terrific. They would be best placed to advise you.
