What information do you plan on checking? Criminal backgrounds need no approval as the information is public. Credit checks will not be useful as long as the rent is being paid.

Checking that they are still employeed at the same place and still making what they said. Also I believe the roomate may have finished school and started working. In that case I would like to have the employeer information. Seens a good idea unless it is rocking the boat.

As long as the rent is being paid, it would probably be enough to verify incomes and employers at renewal time.
