Thanks Anna Mouse for your insight. I did have a knee jerk reaction, because the lie and deception was so blatant. I did call him on the increased water bill as it all came into focus as to why our water increased by 40% since last year. He definitely violated 3 key portions of the lease agreement and for that he must go. My Residential Tenancy Rental Agreement is very clear. It defines local, county and state rental laws as well as the house rules and liabilities of each party. Needless to say it is 35 pages long ( it includes all disclosures and addendums. There should not have been an issue. I truly believe that he just wanted to fund his trip but trip himself by breaching the subletting portion of the lease. This was not the first incident with this tenant. Twice before I gave them a formal Nuisance warning regarding Unauthorized individuals with keys and Noise. Third time is a boot!
