Recently I had already 2 times where tenant either forgot to unlock the gate or made a copy of the key which didn't work.

Any suggestion to prevent this? Leave the side door key with the gardener (with the risk he might give the key to someone else who is untrustworthy)? What do you landlords typically do?

I do all my own 'keying'

Every lock has 3 possible keys

So, I would set the gate lock to work on my system:

keyed to master key
keyed to base 20

the house locks would be set to work:

keyed to master key
sub master for base 2
keyed to base key 22

house locks would be base 22
gargen gate would be base 20

The tenants would get a sub-master for base 2 that will open base 20 through 22 locks but..gardener would only get the base 2 key..opens only the gate not the house.

I re-key all my own locks. I have various things (like 60 ladders) chained to the fence... also on this system so that I can open it..maintenance can open it, but tenants cannot. etc.

My locksmith taught me how to do all this long ago.. I just needed to prove to him I was a landlord and therefore had a legal need to know. He sells me all these locks, so he get all my business in return. (plus I buy the re-eyeing kits from him)

You could have your tenant mow his own yard. Just a thought. I know they won't take care of it like it was there own but you can take pictures for proof of what it looked like when you handed it over to them.

Too complicated - just buy a lockbox at Home Depot and give the gardener the combo.
