I appreciate your concern to keep me out of trouble. In fact I usually have applications setting on the kitchen counter. Everyone that sees the property is aware of the criteria before hand as I have asked questions such as what is your credit score, do you make 3X the income, ect. I am pretty sure my pre screening letter spells out the criteria. So when they walk through ends in the kitchen and the applications are sitting there I indicate they are available. My point is you do not chase them. You don't ask them are you going to fill that out and when will you have it back. You do not then call them after that and ask if they are going to send it in and when. If they run out the door after the showing I figure they were not truthful with their criteria or maybe they don't like it. If they stay to ask questions afterward they are given an application, but I don't ask them when they will have it back, it is there next move.
I am not worried that the fair housing tester will catch me up. I have great confidence that I am fair square and legal and anyone meeting the criteria is treated the same. If a tester is somehow trying to catch me not being fair they will not.

Because you brought this up, just to be on the safe side, next time I am going to make a nice sign to set by the applications. It will be on the granit kitchen counter where I am sure all will take note. Maybe it will say Applications available?

Be sure to have the little 'Fair Housing' symbol on it, then all you bases are covered.
