Had an option to purchase a condo and the owner/LL was renegging, so I had to sue for performance. I had the tenant call in a bogus maintenance issue and schedule LL to show up, had my process server show at the same time and he served her as she sat in her car at the condo. Couldn't get the LL any other way as she was unemployed, couch surfing with no permanent address, and wouldn't cooperate with service.
