We followed 1950.5 to the letter! The tenants received the security deposit itemization, invoices and proof of work completed 16 days after they vacated the unit. The never challenged any of the expenses until now, 18 months after they vacated the unit.

Your deadbeat ex-tenant has a free lawyer. That is why you are getting sued. Show up with your paper work and you will prevail.
