Often people think they are under market. It doesn't hurt to try it, but marketing durring different months will affect the rental value too. In the Spring, you may be able to get more.
If you do not actually have a unit for rent, do not attempt it. It could be construed as illegal, in that if you take a deposit or app fee without a rental available. Even having that in an ad might be construed as 'intent'.

Okay. I would never take a deposit or an app fee! Clearly that would be illegal.
Just running an add though, especially without responding, seems a fair market test. The property will be available in June. Katiekate's idea of not responding to any responses seemed a good way to steer clear of trouble.
Any better ideas on how to test the market? I do not want to put it out there, in June, at the maximum price and then lower the price. Worst senario is someone gets mad they didn't get a response and then my truth would be it won't be available until June so I am not responding until closer to the date.

Something to consider. Analyze why your tenants is leaving, and see what it takes to keep tenants. I have followed this tenant's story, and he may be a PITA, but has a good credit score. Often the devil you know, is better then the devil you do not know.
