Instead of running an add, I would visit places in the area that are currently for rent and see what other landlords are asking.

I have collected data from the last year regarding the rentals in my area and what they rented for. This is how I came to the conclusion I am $200 to $500 under priced. I suppose it is hard to believe, in a way. Also I wonder what type of renters they have, especially the ones that would put me $500 under. Did they get rent every month?
