About the problems regarding other lease provisions...did you personally go over the lease with the tenants?

There was much time spent on reading the lease. The important point is I think a house warming gift certificate is a fantastic idea. At lease signing, if it gets signed, a gift card for something toward decorating the home could be a wonderful touch. Like Mr. Dan said it gives you the opportunity to politly decline later.
