excuses

I have five tenants and each month I get excuses ranging from the fantastic to what seem like outright lies. I don't want to call my tenants liars, so how do you tell your tenants that the excuses they give just don't matter and the rent still must be paid?

This is a no-brainer.
Serve them with the appropriate Pay or Quit notice, nailed and mailed, and then follow through.
Apparently, you've taught them how to treat you and what they can get away with. (Jake, chime in here anytime!)

Payment is due by this day.
The next day you automatically post the 3-day pay or quit notice. Late fees are added as additional rent.
The day after that you file for eviction. Eviction costs are added to the bill as additional rent.
No excuse should interfere with that process.
