If you give them proper notice (60 days...2 full months) in writing that they must move by April 30, 2012 and they are still there on May 1, 2012....
then you go to the county court house and file eviction proceedings for 'holdover'.
As you get to the middle of April...if they are saying they aren't moving...or you have the idea that they won't..you might send a letter explaining to them that an eviction on their record will really hurt them for a long time to come...make it very hard to rent a decent place again. I have found that once the tenant really understands that there is more to lose than gain...they find a place and get moved.

I have served the 60-days notice of Non-Renewal of Lease to tenants. Now they haven't paid rent for this month, grace period ended the 5th of March. I sent the non-renewal notice by regular mail & registered mail & also sent them a copy by e-mail. They are not answering my phone calls and txt msgs. regarding of when they will pay the rent for March. What should I do? Is there another Form that I should send them? I worry that they are going to vacate the house at the end of April, without paying rent for the mos. of March and April. Pls. advice. Thanks.
