I meant to also say - in your lease, do you stipulate "no pets" or "one small dog"? If I allow a tenant with a pet, I always write the pet into the lease and stipulate that is the only pet permitted, or if there are no pets permitted, I have that written into the lease, that way there can be no arguments later.
