You mentioned batteries. I hope you are not referring to batteries in smoke & CO detectors. You want to replace these yourself (at least 1 per year) so you KNOW they are operable.
I tried your list approach... once. It didn't fly. If it wasn't on the list, I got a call. A knob came off the cupboard, I was called. A washer in the utility sink started to drip, I got a call. A screw came out of the mailbox, I got a call. A shower ring broke. I got a call. It was ridiculous. Finally i just told them, forget the list. If it's a minor repair, then just do it. If it's less than $50, then they are responsible. Anything that altars the property, or if there is any doubt, then they must call before proceeding.
