Thanks for the respsonses.
Its no wonder tenants just do what they want ...because they get away with it.
I just don't feel right about returning full deposit when I've been lied to and they have caused me extra work.
I wish I could say no to all pets but I would have lost out on some really good resposible renters if I didnt. Good people are sooooo hard to find!

I use the LPA Pet Addendum. I added extra lines for tenants that may have multiple pets. It includes pet name, breed and approximate weight. It is filled out and signed along with the lease, and a nonrefundable pet fee.
