Can any landlord's out there recommend software that I can use to add to my website so prospective tenants can apply online?

Sometimes the simplest way is the better way. Our website allows tenants to
1) download our customized lpa rental application and
2) fill it out on line,
3) print it and
4)sign it and
5) deliver or mail it with the required documentation and ID along with it.
We want an original signed copy and a real deposit with our applications.
Are you trying to avoid all personal contract?

Well...I am not sure what it is your are hoping to find.
You cannot take a 'full' application online because you must have the signature of the applicant to run the background/credit/criminal check.
Everything else is really covered under privacy laws...
You could sign up with an existing web site that will do this for you for a price.
Otherwise..just use email to do a pre-screen.
PLUS...I am sure you really want to talk and meet with the applicant in person..right? I want to see the person and their drivers license..in the flesh. I also require the application fee be paid in cash before I run it...so..
So..what is it you really want to do?
