I include lawn care as apart of the rent. All my SFH have very large yards which is a draw. However, I didn't want the hassle of having to "discuss" whether or not the yard needed mowing with the tenants (and the excuses). I have a gentleman that has been doing my yards for years and at a very reasonable price. I have it in the lease, "monthly lawn care" (even though he comes 13 times a year), but if the tenant wants it mowed more/extra it is on them.

I had to laugh at the 13 times a year. Being in the midwest.. most lawn services I contacted come once a week from when spring comes until fall (rain or shine). One of my tenants whose resp was the lawn care on the SFH found someone who would come once every other week or when she called when it did need mowing.

He may come 14 times a year. Believe it or not once a month is sufficient from Oct to May. Then he comes every 2.5 to 3 weeks during the summer. I have centipede and some St Augustine which are slow growers.
