I'm curious why the owners don't just expect to get the rent on the 1st when it is due? If a tenant can plan to pay on the 2nd, why can't they plan to pay on the 1st? If unexpected delays might occur on the 29th or 30th making their payment late, isn't there just a great a chance that those types of delays might also occur on the 1st or 2nd, making their payment late? The logic of a grace period or a late-but-not-penalized period escapes me. If a tenant, once or ao a year, discovers that they absolutely cannot get the rent to me on time, we make an accomodation that once. I don't think any tenant actually thinks better of their LL because the LL doesn't require the rent until the 3rd or 5th, instead of the 1st. A due date is a due date, whenever it is.
