If they quit, then they do not owe you for the 12 months...after all, you cannot have it both ways.

When you seek and eviction from the court..you are asking for the court to return possession to you, how can they be responsible for the rent when they don't have possession?

So, get the place back, re-rent as quickly as you can. Charge the ex-tenant for March, cleanup, damages. Frankly, my experience is you aren't going to get that money from them either.

I think that the tenant still owe you the rent for the rest of the lease period if you have a lease for one year term.

    Then you are wrong.

    If the tenant leaves of their own free will, then they still owe you.

    But..if you put them out...your choice..they don't.
