NO.


You will have to post (and mail) the "quit or pay" notice...and wait until that time has expired before you can file with the court to seek an eviction. If you don't do that..the judge will throw the case out and you will have to start over.

Actually in NJ you do not need any notices. You can just go right to the courthouse and file for eviction.
