Is the guy a guest or did he sign the lease? If he signed the lease, he is a tenant. As such you have to communicate with and deal with him as a tenant. It does not matter how the rent is divided up, whose phone number you have or who you gave a key to at the signing. Even if he did not sign the lease he is still a tenant. Your agent does not sound like he knows what she is doing.
