I have a tenant who informed me she is moving out..4 months short of her lease. I told he she could not. There is a penelty of $1000 for breaing the lease on the terms she signed. She moved out today. Her rent is due tomomorow. What do I do now. Post a 3 day pay or quit notice on her door tomorom and end up evicting her? what are my options?

She moved out. Why would you evict? Take her to small claims. Get re-rented. If she is a deadbeat, cut your losses. Ask yourself why did she move out? Was it because of something you did or dod not do?

She moved out? Did she surrender the keys? If so, she has surrendered possession of the unit and there is no need to evict.
If so, you have a duty to mitigate your damages. You must attempt to re-rent ASAP.
You must also complete the SDSS IAW your state's LL/T law.
If you do not have SD to cover all damages, including costs of re-renting and lost rent, you can sue in SCC at a later time.
