An unauthorized occupant can turn into a big problem. I would go over and get at the very minumum a driver's license, Social security number, permission to do a background check, and definite proof he is an occupant. Has he received mail there? You have seen that he has stayed overnite more than three days? Or just leaving his dead van parked there? Review your lease, especially where you have the total number of occupants listed. If they are over that number, I would bring this up, and 30 days before the next rental payment, even on the day the rent is collected, give them either a nonrewal notice or a notice the rent is increasing to XX amount of dollars, which should cover the wear and tear of three occupants versus two occupants. 15% more if your state allows this. If it doesn't, use the nonrewal notice. I have found it is better off to be down a month, and rent to tenants that are honest with me, especially about who is residing on the property.
You need to do an inspection, especially if you may be leasing to new tenants. Some turnover is to be expected.

All good ideas. No there has not been a lot of trouble with commercial vehicles permanent parked on this street, only from time to time & they got moved (tickets). 1. There is a 2 car garage & tenants (couple) each has car. Also a long driveway. They also have a boat on a trailer (which is in the back yard)-- originally it was housed in the garage. Neither car seems to get parked in the garage, but in the driveway. 2. I had a term lease to cover the winter rental time and then it went month to month. 3. I specifically list the tenants who are in the house. 4. I have not done an inspection, but have every intention to do so. And, there is the issue with the boat/trailer in the back yard. 5. I have no proof that the son is staying other than the non-moving commercial van.
