Make sure your tenant knows that an eviction is a permanent stamp on his credit record that never comes off and makes it impossible to rent again or get credit for major purchases like a car or buy a home. Get the forms at the courthouse for the eviction. When you file, name your tenant and use the wording "and all others."

If you ever rent in your home again, make sure you have a rule that all "guest" are restricted to the living area where you can watch them and make it a rule that they have to be out at whatever your bedtime is or earlier. You will even want to specify a time that is too early in the morning for guest. Weekday and weekend times can vary to fit your convenience. After all, the tenant is living in your home. He should expect a more restricted environment. Only rent month to month or even better, week to week to tenants in your home. Week to week tenants only require one week's notice that you are not renewing the lease for the next week. Serve the notice to vacate now and immediately file for an eviction the first moment your tenant remains beyond the term of the notice.
