written notice repair forms are a good idea as above. reality is oral should be responded to and confirmed in writing. If its LL responsibility ,....take care of it promptly and properly. If tenant's resp,...tell them so, give advise or referrals and follow up to assure its been done. Why whould you want to ignore that little brown wet spot on the kitchen ceiling.?? Think replacing sheetrock, insulation, cabinets, appliances and flooring and putting your tenants up in a hotel will get you good guy points with your insurance copmpany ?? Might just have been a 10 cent washer or a smear of Henrey's !!
