What legal notices did you post at the time they owed you one month's worth of rent? At the time they owed you two month's worth of rent?

I did not post any legal notices. However they have sent us letters confirming the amount they owed at the time.

Your option is to post a 3-Day Pay or Quit Notice and when you don't get paid for the rent, then you follow up by going to the local courthouse and file paperwork for an eviction judgement.
Don't count on them paying up. They are moving, and after they move, gosh wouldn't ya know it, they just don't have the money. I would NOT trust them to work out anything with you.
Unless things are different in Massachusetts (I don't know) you cannot serve a summons--you must post a notice first, then file for eviction paperwork and follow everything legally. Since they are still residing in your rental property, use that address when you do the follow up filing.
You may want to hire an attorney, whether or not you can afford one (believe me, just about everyone says they can't afford one, money is tight, but really, people want FREE all the time!), who is experienced in this area because you kinda don't know what you're doing...but I could be wrong.

I'll go even further. YOU DON'T KNOW WHAT YOU ARE DOING?
If you can't take care of simple tasks such as delivering notices in a timely manner in order to keep from losing money, you have no business managing your property by yourself.
Your situation would NEVER happen to me.
Educate yourself appropriately, hire someone with knowledge and experience or get out of the landlord business.
People like you irritate the crap out of me. You assume that you can buy a piece of property, find a tenant and everything is going to be fine or will just work out to your advantage.
Property management is WORK. Or did you think you were going to get something for nothing?

In MA it is a 14 day notice to quit for nonpayment and must be served by a deputy sheriff or constable. Do not follow the wrong advise above. You could find yourself being sued by the tenant and subject to triple damages against you plus pay their attorney's fee. MA is very pro tenant and PITA know this and abuse the system. Evictions are very complicate here and can take months.
