You have been avoiding your tenants! Why did you not post a "Pay or Quit" notice back in January when they where late on rent? Now, still you have not done anything to help yourself. Post the "Pay or Quit" notice now, today. You will most likely not ever get your past due rent from them, but follow through with the eviction to be sure that they are leaving. Learn how and what to do as a landlord, this could have been prevented!!!
