Wood polished floors give a place a great look and if the tenants are halfway decent and not destructive, the floors will stay looking great FOR MANY YEARS.
Having a hardwood floor refinished is way cheaper than new carpeting.
Tenants can have the option of installing their own carpeting or area rugs in the wood floor areas.
