The best thing to do is first evict the low life tenant.

Landlords don't usually sue their low life tenants while they are still living there unless you are suing for "eviction"- to get them out for nonpayment or other violations.

If you want money for the damages done by the low lives, that is normally calculated after the tenant is out and finished with the damaging process. Then you can add up an actual amount of damage costs you will be suing for.
