Knowing that answer is exactly the trick.

The first two properties went on and off in a week or 2. The second two just came on the market within the last week and the one for $2800 may have a tenant, I called and know this.

Interesting no one has voted me keep the current tenant if they can afford a reasonable increase.

Yes, indeed, keep them if they can afford the increase. If you like them and wanted to keep them, you can also do a reasonable increase for the next 12 months, then continuing to rise the rent by 5% to 8 % every year ... but I would be very surprise if they wanted to stay.
