It has been over a 1 1/2 years since you bought it. You want them out. you have a M2M lease; verbal is still a lease. You want to move in. Then all you need to do is serve a notice of termination of tenancy (normally 30 days or one full rental period). If they do not leave you evict for holdover.

Since you state that you want them out, rent increases are irrelevant.
