I have a unique situation with a possible renter. A man wants to rent a house for his estranged wife (and children) in hopes they will reconcile. He is out of state, but she currently lives in the same town as my rental with family.

I've only talked to the husband so far. He wants to be solely responsible for paying the rent, but he is fine with both of them being credit/background checked and is fine with both of their names being on the lease. I haven't checked his income yet, but he says he makes enough to cover rent for his wife and for the home he rents for himself out of state.

What are your thoughts on this?

And also, how do we do the lease signing? Should we insist he travel here to sign the lease or is it okay for him to sign and mail it?

Without meeting him face to face how do you know that he is who he says he is?

I would not do this without having a lease signing in person. I would not rent to someone without meeting them in person either. This story could be true but I would also wonder if it is not true.

I rent to college kids with out of state parents signing... even out of the country.

I require: 1)I must meet in person everyone.
2) I will check id against the person standing in front of me.
3) I will run credit check/background/criminal on all adults

Since I don't sign the lease until move in... everyone has to come back to do that on the move in day.

I get first, last, security, and cleaning fee. (basically, the max I can get under the law). I get it all in cash...up front.

I've never had a bad experience as long as the responsible parties have great credit..because they aren't going to do anything to mess it up.

Be sure you know who you are dealing with.....!

Everyone needs to sign the lease and be financially responsible. That's the husband, wife and all children 18 and over. A big question is where are they living now and why are they moving? Do any of the children also have children and will they be bringing other adults with them?
