If your lease has no 'early termination' clause then you should offer your landlord a month's rent and forfeit your security deposit, along with a '30 day notice' to terminate the lease. Your landlord has three choices 1) Hold you to the full term of the lease(Jan 31,2013) Which means the landlord can not rerent the property. 2) accept your offer or some other agreement that you work out to terminate the lease. 3) Accept the property after you move out and find another tenant and charge you for any deficient rent due. Best to work out a deal with the landlord to terminate the lease and pay a fee.
