Thanks for your responses.
To answer your questions, my husband served the paperwork on Sunday at the tenant's home...the son, who is in his early 20's answered the door and my son gave him the paperwork. The paperwork was mailed via First Class mail on Monday...I read that First Class Mail was how I should send these - I didn't want any delays in her getting the paperwork in the mail, especially if she refused to sign a Certified Mail envelope from me.
My concern is the notice that I served is inadequate...I don't want to take this all the way to court and have it come back and bite me if I did it wrong...I used one I found on the internet that I though suited my needs the best since not only did the tenant break the contract by not paying their deposit, but they owe past due rent. So it was a combo 3 Day Pay or Quit and 3 Day Perform or Quit seen here (I only used the 1st page). I made sure to include our phone # on it also Thanks so much, Heather

The first time I had to evict someone, I printed a 3 day notice off of the internet as well. Even though it claimed to be legit for the particular state you were in, I found out that I had to use one provided by the courts in which the eviction hearing would take place. The form was free. The tenant seemed to know this as she did not respond until the official one was posted on the front door. Good luck.
