Just bought, current tenant in jail by David on March 14, 2012 @15:42

                              
I recently acquired a three unit building that was "fully rented". The property was in receivership so there wasn't much information or assistance. They did not even give me keys, stating "the court did not have a copy of the keys from the owner".

I went to the property to have new leases signed and to change the locks. Only one tenant was home. I asked if he had seen the other two tenants and he said he thought the gentleman in Apt #1 had been arrested and he had not seen the people in Apt#2. The people in Apt #2 are related to the gentleman in Apt #1 and he suggested that they may have left after hearing of the arrest.

What do I do now? I can send a 7 day pay or quit, but no one is going get it. There are curtains on the windows and I don't have a key so I don't know if they moved out. Help!

Are you talking about jail or prison. Call the police station and ask if your tenant is in jail. If he is, maybe you could pay him a visit and ask if he plans to return and how he will pay. Otherwise talk to him about having his junk removed.

Send the pay or quit -- incarceration is not an excuse to not pay the rent. Tenant should have someone on the "outside" who is taking care of his business and paying his bills. Doesn't matter if he actually receives the p/q notice, matters only that you have served it propertly (mail and nail). Good luck.
