I don't think any lease can supersede any state law...now matter how good.

this lease was drawn up by the organization's counsel and has been found to be legal and upheld in every magisterial district in the county. I don't know the ins and outs of it but I have used it for the past 8 years and it's been upheld every time I've been in a court room.
