If the new lease gives you 30 days to give the new tenant occupancy of the rental, then no, you do not have to put the tenant up elsewhere meanwhile. When the tenant signed the lease with the 30-day clause, the tenant agreed to the risk that the rental would not be provided for 30 days. It is his risk and his expense.
