Maryland, house in AZ
Friend owns a house AZ, no official tenancy set up; no money exchange; just a written page saying her friends can live there for free while they take care of her mom. Mom gone 6 years now. Wants to sell house this spring. Went to HER house was not allowed in. What must she do to get them out? They are not renters. They have trashed the place and even altered the structure wo her knowledge. She in good faith wrote at one pt she would give them 12 months notice, but now they are abusing the property and she needs them gone ASAP.

Use the written page as proof of tenancy and file to evict in court.

Otherwise, not a landlord/tenant issue.
