Sell it to him for a dollar. Just don't rent to this perspective tenant. Because when a child gets hurt on your rental property, the end result will be your insurance will end up paying for it. I call it the deep pocket theory. The owner of the property has more money/assets/or insurance than the tenant, so whose insurance company ends up in court being sued for the injury? Or, in my area, my insurance just drops me for allowing a trampoline on my rental property.
