I'm going to blame myself for not enforcing clause 31 (INSURANCE)and not issuing a lease violation notice when he didn't originally (8 months ago) come up with the "renter's Insurance Policy". He seemed like such a nice man. Once again, I have learned as I expand my rental house collection and my experience, that I need to strictly, scrupulously, methodically, stick to every last syllable and tenet of every piece of LPA documentation! You can't judge a book by its cover. When things go pear shaped, it's a bit late to run around wishing you had done this, filed that, served this, and simply DONE WHAT LPA ADVISES YOU TO DO. Sigh. Oh, well. Another lesson learned.
