It's your responsibility to repair your property! The tenants did not cause the damage. Why do you think the tenants should pay to have your carpets replaced, or pay for the clean up? No wonder they are screaming at you! You have failed to repair the rental property as needed. You will be facing a law suit soon over this because you have not done whats required of you!

And, Mister Mark, no, the tenants did not cause the damage. Guess what: I didn't either.
So, back to the real question: (hello) technically, legally, as a matter of law, not emotion, WHO is responsible for this damage according to the LPA lease-rental agreement?
Any other opinions?
